
The district of Mayen-Koblenz, the communities of Bassenheim and Kobern-Gondorf, along with the city of Koblenz, are developing an intercommunal industrial zone on the A61 motorway, directly adjacent to the existing "Güterverkehrszentrum" (freight traffic centre) Koblenz. This forms part of an urban planning development strategy (in accordance with Article 165 et seq. of the "Baugesetzbuch" or Federal Building Code).
Lots of space for logistics and production operations
Within the industrial zone, there are sites available which, because of their size and their proximity to the Koblenz motorway interchange, are particularly suitable for logistics companies or for production operations. The estate is fully developed, and the access road has been completed.
Three building phases are planned
The entire project is being implemented in three stages. Based on the industrial estate's designation, the sites can only be occupied by logistics firms or manufacturing companies. The estate is directly connected to the A61 (Koblenz-Metternich) motorway. It is also close to three harbours on the Rhine (equipped with modern container handling facilities) and three cargo airports: Frankfurt-Hahn in the Hunsrück region, Cologne-Bonn and Frankfurt-Main.
The site occupancy index is fixed at 0.8, while the maximum building height is 25 metres. The estate is intended for industrial companies; large-scale retail trade is not permitted. At present, building sites of up to approx. 30 hectares can be offered. The price for each site is determined by a panel of valuation experts. It will depend on the location and size of the particular site, but will lie between EUR 30 and 40 per m².

The sites in the first phase of the land-use plan lie immediately north on "Landesstraße" (state road) L 52. To access them, take the "A 61 / Koblenz-Metternich" exit off the A 61 motorway. The sites are fully developed and can be built on immediately. The land-use plan for the first phase of construction is legally binding. The land-use plan for the second phase of construction is still being worked out. A building permit can be granted in accordance with Article 33 of the BauGB (Federal Building Code).
