WFG's project management service:A one-stop round tableCarrying out building work in Germany can often be a difficult task, due to the large number of laws that must be complied with and the multitude of agencies that one must collaborate with. While someone wishing to build a one-family house could to do so easily with the services of a good architect or building engineer, a similar undertaking for an entrepreneur can turn into an unpredictable risk.
Even experienced building planners sometimes get in over their heads when it comes to commercial projects. The special administrative authorities can place restrictions, the land-use plan for the industrial estate might not yet be completed, the architect and the relevant authorities talk past each other – this is all par for the course in Germany, and the reason for why some investors are enticed to do business abroad. WFG created its "Project Management" office to guide entrepreneurs through all this complexity and to complement the service provided by the Kreisbauamt (local building authorities).
Short communication channels, quick procedures, fast results: these are the project management service's recipe for success, and the reasons for why entrepreneurs who receive final approval for their project from the "Kreisbauamt" soon after submitting their application praise the good preparatory work provided by the service. The aim of the project management service is to scour the project for all time-consuming details before the entrepreneur submits expensive plans as part of their building application, thus reducing the processing time at the authorities to a minimum.
The investor will be guided through all processes relating to building law or emission law during the planning and execution stages of their project, and WFG will assist in obtaining all the approvals and authorisations necessary for the investment project from the local and regional authorities and institutions. At the same time, a preliminary examination of the project's legitimacy is carried out, and information is provided in relation to potential exceptions or exemptions. An assessment is also made of any possible objections that might be raised during the approval process.
The investor, the planner, the "Kreisbauamt" and the relevant special administrative authorities work hand in hand. The WFG project manager steers the procedure and coordinates the temporal, organisational and technical aspects of the project between the parties involved. The project management service therefore represents an important function within the overall economic development system, and is also a key component in the sense of a citizen-friendly and service-oriented administration.
